Kay & Co is a most respected London estate agent, so Starberry were thrilled to be asked to create a new website design for them. We built a strong business website with a focus on lead generation that was tempered, content-wise, with the family ethos and personal touch that is the hallmark of Kay & Co.

We are delighted that Kay & Co entrusted Starberry to manage a healthy budget and media plan focused on driving high quality enquiries to its sales, lettings and property management departments.

Kay & Co is a family owned and operated business that has more than 30 years of experience. To be asked to create a new web design for this leading London estate agent was an honour. Our collaborative meetings with father and son team Samuel and Martin Bikhit were a joy, and their vision for Kay & Co as a business was so vivid that it allowed us to shape our web designs and content structure with great focus.


How did we create a website design that’s simple yet sophisticated?

The Kay & Co property website design is one of the most pleasant ‘fully responsive’ user experiences that we’ve created yet.

As you tap around on your mobile, the website just glides like it were made of silk and it boasts an award-winning look and feel to match. The site is feature-rich, but everything is delivered gracefully and subtly.”


This true team effort was made possible thanks to our awesome collaborative prototyping tool, namely InVisionApp. We were able to fulfil an iterative design process that’s enabled us to deliver a beautiful user interface, and a well-considered, properly tested set of workflows, which clearly communicate each of the customer journeys.


This brand new responsive website was designed and architected to delight its users, pay lip service to Google search and to generate a dramatically increased number of interactions, engagement and ultimately, more qualified leads.


During the web creation, Starberry placed emphasis on two vital actions – valuation requests and book a viewing – making them clear and prominent throughout the site. “In fact, the ‘value my home’ button is present in the top right hand corner of every page and there’s a hand-drawn illustration that draws the eye up to this area to encourage clicks,” says Ben at Starberry. Data capture was another key facet within this property website design, with easy-to-submit pop up forms and emails that are sent directly to the Kay & Co offices.  


We understand that many businesses have different divisions and departments, and in the case of Kay & Co, the agent wanted to keep its block management service under the same company banner but be presented to the public in a slightly different way. To accommodate this request, we implemented a separate block management section that can be found in the main ‘burger’ menu but which follows a different menu navigation (header & footer),” adds Ben.


As accountability is paramount, we’ve introduced enterprise level website call tracking, inclusive of a pool of telephone numbers to feed the maximum number of concurrent users and a dashboard brimming with insights. We’ve also added multiple reports to track actions on forms, which trigger thoughtful content automations to nurture leads through to conversion.


Although there are a list of KPI’s the site is tasked to deliver on, this didn’t stop our designers from carefully sourcing and commissioning a family of hand-drawn water colours used through the website, which pay homage to the brand and really complement the overall tone of voice and imagery used throughout.


This estate agent website is deceptively simple but with the user journey always at its heart. Our design needed to provide a clear communication about the core strengths within the business, with calls to action inviting dialogue to generate leads and new business. The client has already told us the new website is providing a return on investment.” concludes Ben.
